Briar Trails is a single-family home subdivision in Princeton, TX (Collin County), governed by a homeowners' association (Briar Trails Association) with protective covenants that run with the land. These covenants apply to all lot owners and set rules for construction, use, and maintenance to maintain a uniform residential character.
- Architectural & Construction Control: A Construction Control Committee (CCC) must approve all plans, site plans, and building locations before construction. All buildings must be new construction, completed within nine months of starting. Exterior materials and design are subject to CCC approval.
- Minimum Dwelling Size: No dwelling may be built on any site with less than 1,400 square feet of total dwelling area. Garage or carport square footage is not counted toward this minimum.
- Building Setbacks & Location: No building may be located nearer than 75 feet to the center line of any roadway, nor nearer than 20 feet to any interior tract line.
- Prohibited Structures & Uses: No mobile homes, temporary structures (e.g., tents, shacks), or outbuildings between the dwelling and the main road are allowed. No tract may be used as a dump for rubbish or garbage, and no outside toilet facilities are permitted.
- Fences, Livestock & Outbuildings: Front fences between the property line and the 75-foot building setback line are at the owner's discretion. Livestock is allowed for personal use, but no shed or outbuilding may be constructed between the dwelling and the main road.
- Motor Vehicles & Speed Limit: Maximum speed limit within the subdivision is 20 MPH. No trail bikes, minibikes, or similar recreational vehicles are permitted on the common roadway.
- Waste & Sewerage: Trash, garbage, and waste must be kept in sanitary containers. All plumbing drains must be connected to watertight septic tanks. No outside toilet facilities.
- Covenant Duration & Changes: These covenants run until December 1, 2007, and automatically renew for successive 10-year periods unless a majority of lot owners vote to change them. Any covenant may be amended or deleted at any time by majority vote.
