Hawkeye Ridge is a single-family home subdivision in Collin County, Texas. These deed restrictions apply to all lot owners and govern land use, construction standards, pet ownership, and property maintenance. The community is not age-restricted and does not address HOA fees or common areas (beyond maintenance).
- Single-family use & minimum size: Each lot is limited to one single-family dwelling with a minimum air-conditioned/heated floor area of 2,000 square feet. Outbuildings must be pre-painted M panel or R panel and no larger than 1,200 sq ft.
- Pets & livestock: Up to four domestic pets per household are allowed. Poultry is permitted if fenced and not commercial. Horses and cattle are allowed on lots over 1.9 acres at a maximum of 2 head per acre. Swine and fighting roosters are prohibited.
- Fencing & outbuildings: Wood fencing must be painted or stained, maximum 6 feet tall. Barbed wire is not allowed on lots under 2 acres. Metal containers and corrugated galvanized metal are not permitted as outbuildings. No temporary dwellings or travel trailers.
- Business & nuisance: No lot may be used for business, professional, or commercial purposes. No noxious or offensive activity is allowed. Signs larger than 16 square feet are prohibited, except developer signs.
- Maintenance & penalties: Owners must keep lots neat and grass under 24 inches. If not, the grantor may mow and charge the owner. A $25 fine may be imposed for violations after certified notice. Enforcement may include legal action and attorney fees.
- Duration & amendments: The restrictions last 10 years from recording (2019) and automatically renew unless amended. After the declarant period, amendments require 80% owner consent. The declarant may annex additional property.
- What this document doesn't cover: This declaration does not establish an HOA board, set regular assessments, govern leasing, or regulate architectural changes beyond setbacks and materials. It lacks provisions for common areas, amenities, or insurance.
