Oak Creek Estates is a standard single-family HOA in Plano, TX. If you're buying a lot or already own one, you'll automatically be a member of the Oak Creek Estates Homeowners' Association, Inc., and subject to its covenants, assessments, and architectural rules.
- Assessments & fees: Each lot owner pays a yearly assessment due in advance, plus a $25.00 late fee if late. The annual assessment can increase up to 120% of the prior year's amount, and a special assessment can be levied with a two-thirds vote of owners present at a meeting. Unpaid assessments become a lien on the lot and can be foreclosed.
- Architectural review: All exterior improvements (including buildings, fences, walls, sheds, pools, signs, and any exterior change costing over $1,000) require written approval from the Architectural Control Committee. The committee has 30 days to act; if it fails to respond, approval is presumed.
- Building & lot standards: Each dwelling must be a single-family home with at least 2,400 square feet of air-conditioned area (2,700 if 1.5 or 2 stories, with at least 1,950 on the ground floor). Exterior walls must be at least 75% brick, stone, or masonry; roofs must be slate, tile, or comparable shingles. Setbacks and building lines from the recorded plat apply.
- Fences & screening: Fences cannot extend beyond the front setback line, and height limits are set by the Board. They must be solid wood, masonry, or wrought iron (no chain link unless approved). Certain corner lots require masonry columns on side-street facades. Utility equipment, clotheslines, and air conditioners must be screened from public view.
- Vehicles & storage: No trucks over 3/4 ton, campers, motor homes, trailers, boats, or inoperable vehicles may be kept on a lot for more than 12 hours in any 24-hour period unless inside a garage or screened from view. All vehicles must be parked in closed garages when not in use. Temporary structures (e.g., tents, shacks) are prohibited as residences.
- Pets: Household pets (dogs, cats, etc.) may be kept in reasonable numbers, but not for commercial purposes. Exotic or farm animals (horses, pigs, chickens, ducks, monkeys, etc.) are expressly prohibited.
- Use of property: Lots are for residential use only—no duplexes, garage apartments, or businesses. Nuisances, noxious activities, and oil/gas operations are banned. Antennas, satellite dishes, and similar devices require Board approval, as do flags (other than state/federal on holidays) and exterior sculptures.
- Maintenance responsibilities: Owners must keep their lots clean, mowed, painted, and free of debris. If they fail to do so after 10 days' written notice, the Association can enter, perform the work, and charge the owner, with the cost becoming a lien on the property.
