- What you own & maintain: You own your lot and must maintain the residence, yard, and landscaping in good condition, including regular mowing (grass no taller than 6 inches), watering, and replacing dead vegetation. Driveways must be surfaced with a permanent material, and improvements must be kept in good repair — the Association can enter and fix violations at your expense.
- Architectural review: Before building, altering, or repainting exteriors, you must submit plans to the Architectural Control Committee (ACC) for approval based on aesthetic harmony and compliance with Design Guidelines. If construction does not start within the approved period (typically one year), approval expires. The ACC may charge reasonable review fees.

Satellite dishes and antennas are subject to FCC rules and reasonable Association regulations.
- Property use & occupancy: Lots are for single-family residential use only — one detached residence per lot, no more than 3 stories. Occupancy is limited to persons living together as a single housekeeping unit; no more than two unrelated persons (except families related by blood, marriage, or adoption) may reside together. Home offices are allowed but no commercial or business use.
- Assessments & fees: All lots pay annual assessments (max $386 in 2004, adjustable up to 20% per year without a membership vote). New owners (not builders) pay a one-time $275 acquisition assessment at closing. The Association may levy special individual assessments for violations or to cover maintenance failures. Assessments are a lien on the property.
