Whitewing Trails is a single-family home community in Princeton, TX. This document is a Declaration of Covenants, Conditions and Restrictions that applies to all homeowners (lot owners) in the subdivision. - Residential use & occupancy: Each lot is limited to one single-family residence. Occupancy is limited to persons living together as a single housekeeping unit; unrelated persons are limited to two per bedroom, except families related by blood, marriage, or adoption.

Decisions are based on aesthetics and community standards. Unapproved work may result in fines and removal.
- Parking & vehicles: Vehicles must be parked in garages or driveways; on-street and yard parking is prohibited except for temporary visitor parking. Boats, trailers, campers, and commercial vehicles are restricted. Unlicensed or inoperable vehicles must be stored out of sight.
- Pets: No more than three household pets per residence. Aggressive or vicious animals (e.g., pit bulls, Rottweilers) are specifically prohibited. Pets must be leashed outside, registered, and cleaned up after. The Association may order removal of a dangerous animal.
- Landscaping & maintenance: Lots must be maintained to a Community-Wide Standard. Builders must install sod grass, trees, and shrubs per Design Guidelines. Owners must maintain landscaping; dead trees may be replaced by the Association at the owner's cost. Trash must be stored out of public view.
- Noise & nuisance: Owners must avoid loud, disturbing noises or noxious odors. Repeated violations may result in fines. The Association may refer nuisance complaints to local authorities.
- Renter protections: While the document emphasizes owner liability for tenant violations, it does not provide any specific protections for tenants beyond requiring that leases comply with the Declaration. Tenants must be given copies of the rules.
