What Mustang Lakes Owners Association, Inc.'s governing documents say
Mustang Lakes is a single-family home community governed by the Mustang Lakes Owners Association. These recorded CC&Rs and amendments establish architectural control, property standards, and use restrictions for homeowners. The documents excerpted include a third supplemental declaration amending the original CC&Rs, so they cover specific rules rather than the full governing document set.
- Architectural review: All exterior changes—including pools, lighting, fences, and solar panels—require prior written approval from the Mustang Lakes Reviewer/Architectural Review Committee (ARC), which may impose conditions and has sole discretion.
- Signs: Only the Association-approved 'For Sale' sign is allowed; lease/rent signs and vendor signs are prohibited. Political signs are permitted for 90 days before an election and must be removed 10 days after. Garage sale signs are allowed only during Association-approved times.
- Pools & outdoor equipment: Above-ground pools are not allowed. In-ground pools need ARC approval with at least a 5-foot setback from property lines for the pool and decking, and 3 feet for equipment, which must be screened from public view.
- Lighting: Exterior lighting must be approved by the ARC, except traditional holiday lights displayed one month before and one month after a recognized holiday. Solar-powered, pole-mounted fixtures are preferred, and lighting must not cause glare or direct illumination onto neighbors.
- Flags & flagpoles: One freestanding flagpole per lot is allowed (max 20 feet high, between 6 inches and 0.5:1 ratio from fences), and one flagpole attached to the home (max 6 feet). Flag sizes are limited (3x5 to 4x6 for freestanding; max 3x5 for attached). All flagpoles require ARC approval.
- Play structures & recreational equipment: Play structures must be made of wood, not metal, and cannot exceed 12 feet in height or be within 5 feet of property lines. They are prohibited within 10 feet of common areas or public open space. Basketball goals are allowed in front yards only if screened from public view when not in use.
- Solar panels: Roof-mounted solar panels must conform to the roofline and blend with roof color. Ground-mounted panels must be as small as possible, located in rear or side yards, and screened from neighbors. Panels cannot extend beyond the roofline.
