What Villas at Southgate's governing documents say
This document is a supplement to the governing documents of the Villas at Southgate townhome community in Southlake, TX. It is a partial document that updates specific policies and procedures — it does not contain the full community rules or covenants. The rules here apply to homeowners and residents of the townhome association.
- Covenant violation hearings: Owners who receive a violation notice may request a hearing within 30 days. The board must hold the hearing within 30 days of the request and provide all evidence at least 10 days before. Either party may audio record the hearing.
- Board meeting notice requirements: Regular board meetings require notice 10–60 days by mail or at least 144 hours by posted/email. Special meetings require notice 10–60 days by mail or at least 72 hours posted/email. After the development period, certain actions (fines, budget approval, etc.) must be voted on in an open meeting.
- Pool fencing and security devices: All improvements (pool enclosures, security cameras, fencing) require architectural approval. Pool enclosures must be black, transparent mesh or clear panels, max 6 ft.
