This document is a Declaration of Covenants, Conditions and Restrictions (CCRs) for Alvarado Hills Addition, Phase II in Johnson County, Texas. It applies to owners of lots in this subdivision (detached single-family homes or duplexes on two adjoining lots) and binds them to use restrictions. There is no homeowners association; enforcement is by the Declarant or lot owners.
- Allowed uses: Lots are for residential use only: one detached single-family dwelling per lot, or one duplex (two families) on two adjoining lots. No commercial or professional activity is permitted.
- Architectural control: An Architectural Control Committee (appointed by Declarant) must approve all plans for buildings, fences, walls, or other structures before construction, including exterior alterations or landscaping. Approval is deemed given if the committee fails to act within 7 days.
- Minimum dwelling size: Single-story residences (including mobile or modular homes) must have at least 700 square feet of ground floor area for a single-family home, or 700 square feet per side for a duplex (excluding porches, garages, etc.). Two-story dwellings must have at least 500 square feet of ground floor living area per side in a duplex.
- Setbacks and location: Buildings must be at least 25 feet from the front lot line, 10 feet from the rear line, and 5 feet from side lines. No fence or hedge may be placed nearer to the street than the main residence.
- Pets: On Lots 1–29, Block 4, and Lots 1–6 and 45–51, Block 3: a maximum of two domestic pets. On Lots 7–44, Block 3: a maximum of one in-house dog not exceeding 15 inches in height. No pets may be kept for commercial purposes or create a nuisance by sight, smell, or noise.
- Parking and vehicles: All parking must be off-street (in driveways); no parking in yards except circular driveways. No motorcycles, trucks, buses, RVs, or trailers may be left parked on lots except during construction. Vehicles left on streets or bar ditches over 3 days may be removed. Inoperable or unlicensed vehicles must be garaged or removed within 30 days. Repairs must be done in a garage.
- Signs: No signs are allowed except one sign of no more than 5 square feet advertising the property for sale or rent. Declarant may install sales-related signs during construction.
- Easements: Easements for utilities and drainage as shown on the plat are reserved. Declarant may grant additional easements without compensation. Obstructions in easements may be removed without reimbursement.
