High View Meadows is a standard single-family subdivision in Johnson County, TX, governed by deed restrictions that apply to all lot owners. There is no homeowners association, so the covenants are enforced through legal action by property owners. The rules set minimum construction standards, limit land use, and control vehicles, animals, and maintenance.
- Land use & buildings: Tracts are for single-family residential use only. Only one residence per lot. Minimum house size is 1,200 square feet of living space (excluding porches and garage), and construction must be of new materials. Once started, a home must be completed within a reasonable time (no specific period stated).
- Manufactured homes: Manufactured homes must be doublewides, must be underpinned and skirted within 60 days of placement, and all tongues, wheels, and axles must be removed within that time.
- Business & nuisance: Engaging in a trade or business is prohibited, but buying or selling livestock is allowed if compliant with other rules. No obnoxious activities that disturb the neighborhood's peace, quiet, or harmony are permitted.

- Utility easements: A ten-foot utility easement exists on the road frontage and on the side and back property lines.
- Vehicles & parking: All vehicles kept on the property must have current license plates, registration, and safety inspection. No street parking is allowed. No eighteen-wheelers, ten-wheeled pull rigs, or vehicles with a gross weight over 12,500 lbs are permitted.
