Bluebonnet Park Estates is a single-family home subdivision in Johnson County, Texas, governed by a set of restrictive covenants that run with the land. There is no homeowners association; enforcement is by individual lot owners. These rules apply to all owners, occupants, and anyone with an interest in a lot.
- Permitted uses: Lots may be used only for a single-family residence and associated structures. A 'Single Family' is defined as a group of individuals related by blood, adoption, or marriage, or an unrelated number of persons living together as a single housekeeping unit.
- Prohibited uses & activities: No illegal, noxious, or offensive activities; no dumping or storage of building materials except during construction; no storage of vehicles except in garages or operable cars on driveways; no unsightly objects unless shielded; no mineral extraction; no keeping of animals except domesticated household pets (dogs, cats) and livestock raised exclusively for the owner's own use; no commercial activity beyond reasonable home office use; no mobile homes, manufactured homes, motor homes, or house trailers; no moving a previously constructed house onto a lot; no interference with drainage; no hunting or shooting; no occupying a structure that does not meet residential construction standards.
- Construction standards: Primary residences must be at least 2,000 square feet, excluding porches and garages. Each residence must have at least a two-car garage. No structure may be located closer than 25 feet to any property line, and all structures except sidewalks and driveways must be behind the front wall of the residence. Guest or domestic employee quarters are allowed if plumbed and wired to current standards, with no minimum square footage.
- Maintenance obligations: Each owner must keep the lot, landscaping, residence, and all structures in a neat, well-maintained, and attractive condition. Damaged structures must be repaired within 60 days or demolished and removed within 90 days.
- Enforcement: Any lot owner may bring a legal action to enforce or stop a violation, and the prevailing party may recover reasonable attorney's fees and court costs. The covenants run with the land in perpetuity and may be amended by a vote of two-thirds of the owners.
