- Property use & subdivision: All lots must be used for residential purposes only, with a single-family dwelling and attached garage. No commercial activity, no sales on lots, and no subdividing a lot without written approval.
- Building & construction standards: Dwellings must be at least 1,000 sq ft (one story) and have at least 75% brick or stone exterior. Building lines must follow the recorded plat; temporary structures, trailers, basements, tents, shacks, and barns are prohibited. Fences may not be closer to the street than the main setback line.

- Duration & enforcement: The covenants run with the land for 20 years, then automatically extend for successive 10-year periods unless a majority of lot owners agree to change them. Any owner may enforce, and violations can result in damages.
