This document binds all lot owners and establishes strict building and design standards to maintain a consistent, high-quality appearance. It focuses on architectural review, construction requirements, and ongoing exterior maintenance.
- Architectural review & approval: All construction, modifications, and exterior changes require prior written ACC approval. Submit plans with a $500 design review fee and a $3,500 landscape compliance fee (refundable if all requirements met). The ACC must approve or deny within 30 days, or approval is presumed.
- Construction standards: Minimum total living area 3,000 sq ft (exclusive of garage, porches), minimum under-roof area 4,500 sq ft. Solar panels visible from a street need ACC consent. Window coverings required on front-facing windows; foil and newspaper covers prohibited. Window-unit ACs not allowed. Fences: max 8 ft, cedar or masonry, stained, with metal posts; wrought iron or decorative steel painted black. No wood exterior siding without ACC approval.
- Parking & vehicles: Garage doors must remain closed except when entering/exiting or working. No parking on unpaved areas. Maximum 3 vehicles parked outside (in addition to those inside garage). No street parking over 24 hours. Trucks over 3/4 ton cannot park overnight on streets or driveways. Boats, campers, trailers must be stored in closed garage or fully enclosed area not visible from public. Inoperable vehicles prohibited.
- Landscaping: Front and side yards must be sodded and have an underground irrigation system by final inspection. All landscaping beds, plants, and trees must be installed within 60 days of final inspection. Landscaping cannot obstruct drainage or utility pedestals.
- Use restrictions & nuisances: Residential use only; no businesses that generate regular customer traffic or noise. No noxious activities. No oil, water well, or mining operations. Trash containers out only after 7:00 p.m. the night before collection. Pets: dogs, cats, or household pets allowed, but not for commercial breeding; dogs must be leashed outside the lot. No loudspeakers or amplified sound without ACC approval.
