This is an age-restricted (55+) townhome community (attached homes with party walls) governed by a homeowners association (HOA). The rules apply to all owners and residents.
- Age restriction (55+): At least one occupant per unit must be 55 or older; no one under 19 may reside permanently. Up to 20% of units may have occupants under 55 with association approval, provided at least one occupant is 40+. The association intends to comply with HOPA.
- Leasing & rentals: No new leases are permitted after December 31, 2010; existing leases cannot extend beyond that date. This is a historical restriction; current enforceability may vary.
- What you own & maintain: You own your lot and unit interior, plus share party walls with neighbors. The association maintains common areas, front yards, and exterior building surfaces (paint, roof, etc.), but you pay deductibles for insurance claims.
- Architectural review: An Architectural Control Committee must approve all exterior changes, including paint, fences, antennas, solar panels, and landscaping. No chain-link fences are allowed. Garage doors must remain closed except for entry/exit.
- Parking & vehicles: Boats, trailers, RVs, and similar vehicles must be enclosed in a garage and not visible from the street. Trucks over 1 ton cannot be parked overnight on the lot or common areas. No overnight parking on common areas for more than 3 consecutive nights without permission.
- Assessments: Regular monthly assessments are set by the members and can be revised. Special assessments for capital improvements or emergencies require a 2/3 vote. Unpaid assessments become a lien with 18% annual interest and collection costs, including attorney fees.
