These rules run with the land and bind all present and future lot owners, focusing on lot development standards, home types, and community upkeep.
- Development & lot size: Each lot must be at least 1.25 acres.
- Home requirements: Manufactured homes must be double-wide, ground-set, no older than 7 years from the sale date, and at least 1,400 sq. ft. Homes on poured foundations must be at least 1,200 sq. ft.
- Color scheme: All buildings, structures, fencing, and auxiliary buildings must be in natural desert tones.
- Property maintenance: Front areas must be kept clean and free of debris and household items; owners are encouraged to use storage sheds.
- Horses: Up to 3 horses per lot are allowed.
- Utilities: Electric and phone utility lines must be underground; no above-ground APS poles are allowed. Lines run along a 23-foot ingress easement on Lot #2.
- Well ownership: A well on the property is owned jointly by the owners of the 5 lots, and all must abide by a separate recorded well agreement.
- Enforcement & amendment: Violations are handled with a verbal request, then a certified letter allowing 10 days to correct. Enforcement requires approval of over 50% of owners. Any changes to the CC&Rs require unanimous consent of all property owners.
