It is not a full homeowner or condominium rulebook; it permanently protects this land as natural open space, primarily to satisfy a federal wetland permit (Section 404). The rules bind the landowner (developer or future association) and prohibit most human activities on that parcel.
- Purpose of the restriction: The covenant ensures the restricted property remains in a natural condition forever, preserving ecological, scenic, and educational values.
- What is prohibited on this land: Prohibited uses include: residential, commercial, industrial, recreational activities (horseback riding, hunting, fishing), off-road vehicles, grazing, building any structures, dumping, altering topography, using herbicides/pesticides (except for invasive species control), and any activity inconsistent with conservation.

- Long-term maintenance: The owner (developer or association) must annually remove trash, maintain signs, and restore any damage from prohibited activities. A minimum $5,000 reserve fund (increasing 2% per year) must be maintained for maintenance.
- Transfer and binding effect: The covenant runs with the land and binds all future owners. The developer may transfer the land to the community association, which then assumes all duties and liabilities.
