Verrado Highlands is a master-planned community in Buckeye, AZ. This supplemental declaration adds specific rules for Parcels 5.411 and 5.412, which are part of the larger Verrado community. It applies to homeowners in these parcels and supplements the main Verrado governing documents (the Covenant and the Charter).
- What you own & maintain: You are responsible at your own cost for maintaining all improvements on your unit, including landscaping and irrigation. The association maintains all Areas of Common Responsibility (common areas) to the community-wide standard.
- Construction & design restrictions: Lots 127–136 are limited to one-story homes. All construction must be approved by the Reviewer under the Charter and Design Guidelines. Builders must complete front-yard landscaping before sale to a retail buyer; buyers must complete rear-yard landscaping within 180 days if visible from a street, golf course, or common area.
- Walls & fences: Detailed rules govern boundary walls (between a unit and a common area) and common yard walls (between two units). Both adjacent parties may use the wall equally. Repair responsibility depends on who caused damage; if undetermined, costs are split equally. The association can assess owners for unpaid repairs.
- Assessments & fees: Units are subject to assessments under the Covenant and Charter, plus a service area assessment for gates, private streets, and related improvements. For the first 12 months after the assessment commencement date, base assessments for builder-owned units are reduced to 50%. A community enhancement fee also applies.
- Disclosures & nuisances: The parcel is near Luke Air Force Base, Phoenix-Goodyear Airport, a communications site, telecommunications towers, Verrado High School, and a planned fire station. Noise, light, and accident potential are disclosed. No guarantee is made that views will be preserved.
- Other restrictions: Trash containers must be of an approved type and size. No improvements may encroach on easement areas. The parcel is assigned to Neighborhood One for voting. Units may be used only for residential and related purposes, subject to a grocery/supermarket restrictive covenant.
