This is a supplemental declaration for Verrado Victory District Phase 1, a portion of the master-planned Verrado community in Buckeye, AZ. It adds the parcel to the Verrado Community Charter and imposes supplemental rules on unit owners (homeowners). For the full set of governing rules, you must also read the master Charter and Covenant.
- Annexation & Membership: The parcel is annexed into the Verrado Community Association, and each unit owner automatically becomes a member of the Association.
- Construction & Design Review: All improvements must be approved by the Reviewer (Design Review Committee or Founder) per the Charter and Design Guidelines.
- Landscaping & Maintenance Responsibilities: Builders must complete landscaping before conveying a unit. Owners are responsible for maintaining all improvements (including landscaping) on their lot, and the Association maintains common areas. The Association may enter a unit to perform maintenance at the owner's expense if the owner fails to do so.
- Assessments & fees: Units are subject to all assessments under the Charter and Covenant, including a Community Enhancement Fee. Assessments begin when specified in the Victory CC&Rs.
