What Pasqualetti Mountain Ranch's governing documents say
This document is a first amendment to the Declaration of Covenants, Conditions and Restrictions for Pasqualetti Mountain Ranch Community Association, a standard single-family home HOA in Phoenix, AZ. It amends only two specific rules — roofing materials and landscaping requirements — and does not replace the full CC&Rs. The rules bind all lot owners.
- Roofing materials: All roofing must be concrete tile, residential-grade metal (no corrugated), or shake wood shingles. Covered patios may also use a hot mop/paper surface with a sand finish if the roof pitch is less than 1 in 12.
- Landscaping timeline & approval: Within 90 days after a residence is completed (issuance of a Certificate of Occupancy), front and back yards must be landscaped. All landscaping visible from neighboring property must comply with Design Guidelines and be approved by the Design Review Committee. Any later alterations also require advance approval.
- Association enforcement of landscaping: If an owner fails to install approved landscaping within the 90-day period, the Association may give 15 days' written notice to cure. If still not cured, the Association can install the landscaping and charge the owner all costs plus 15% per annum interest.
- What this document doesn't cover: This amendment does not restate the full CC&Rs. It does not address pet rules, leasing restrictions, parking, assessments, or other common HOA topics. Owners must refer to the original CC&Rs for those rules.
