What Grand View Ranches's governing documents say
Grand View Ranches (Buckeye, AZ) is a single-family-home subdivision of 20 lots plus a common area. This Amended and Restated Declaration of Restrictions sets the rules for homeowners—what you can build, park, keep as pets, and how the association operates. It replaces an earlier 1994 declaration.
- What you own & maintain: You own your lot and house; the Association maintains the common area (Tract A) and can levy uniform assessments per lot for that purpose.
- Setbacks & structures: Only one single-family house per lot, minimum 1,000 sq ft. Front wall must be at least 50 ft from front property line, side walls at least 30 ft. No solid fence or wall in front; side/rear fences max 5 ft high. One storage building per lot, max 144 sq ft, with cement floor. Garages and guest houses must be attached and match the main house style.
- Architectural review: No building, fence, wall, or other structure may be started until the design, location, color, and materials are approved in writing by the Board of Directors.
- Parking & vehicles: One unhoused motorhome, travel trailer, utility trailer, boat, or boat trailer allowed per lot, but none may be used as a residence. No commercial trucks. Passenger cars and small pickups are allowed if operable. No inoperable vehicles, equipment, or storage piles without Board approval.
- Pets: No livestock. Up to 2 dogs and 2 cats are permitted per lot.
- Use restrictions: No business that endangers health, safety, or disturbs neighbors. No signs except 'For Sale' or 'For Rent'. No rubbish or debris accumulation; trash in covered containers. No elevated or buried tanks except septic.
- Association & assessments: Each lot owner automatically is a member with 2 votes per lot. The Board can levy uniform assessments and has a lien for unpaid assessments (priority after taxes, municipal claims, and first mortgages). Late fees may be imposed. Declaration automatically renews every 10 years after 20-year initial term; amendment requires 2/3 owner vote; termination requires 90%.
