This document binds all unit owners.
- Use & occupancy: At least 50% of each unit must be devoted to office, reception, meeting, showroom, sales, or similar uses. Nuisances and offensive activities are prohibited. No unlawful or improper use is allowed.
- Maintenance & repairs: The association maintains the common elements (exteriors, parking, walkways, lighting). Owners must maintain their unit and any limited common elements (e.g., windows, doors, HVAC, water heater) at their own expense. If an owner fails to maintain, the association may step in and charge the owner.
- Parking & vehicles: No commercial vehicles, RVs, boats, or trailers may be parked except in assigned spaces if allowed. Overnight parking requires association consent. Parking spaces cannot be used for storage. Only temporary emergency repairs are allowed; inoperable vehicles must be in an enclosed space.
- Leasing & rentals: All leases must be in writing, subject to the governing documents, and the owner must notify the association of the lease start and end dates and occupant names. No minimum lease term is specified in this document.
- Assessments & fees: Assessments are based on unit square footage. During the developer control period, a management fee of $0.20/sq ft per year applies, capped at $0.50/sq ft for the first 10 years, then may increase by CPI.
