Valley View Ranchettes is a planned residential subdivision in Phoenix, Arizona with 128 parcels. If you own a lot here, you own your land and structures individually but are a mandatory member of the Property Owners' Association, which enforces covenants and assessments governing building standards, lot maintenance, architectural control, and use restrictions.
- What you own & maintain: You own your individual lot and any structures on it. You are responsible for keeping your lot clean of debris and trash; if you fail to do so, the association may clean the lot and place a lien for the cost.
- Residential use only: No commercial businesses, offices, or professional practices are permitted on any lot. All properties must remain residential only.
- Building requirements & architectural approval: All new construction, alterations, and manufactured home placement require written approval from the Architectural Control Committee before work begins. Homes must have a minimum of 900 square feet of living area and be constructed of new materials.
- Lot setbacks & placement: Structures must be set back at least 40 feet from the front lot line and 30 feet from side lot lines. No structures may be placed within recorded utility easements.
- Fences & walls: Front fences and walls are limited to 4 feet in height and must be set back 30 feet from the street. Side and rear fences or walls are limited to 6 feet in height; barbed wire fencing is prohibited.
- Animals & livestock: You may keep up to four animals per lot—including horses, sheep, cows, dogs, and cats—provided they are confined to the rear of the lot, kept for personal use only (not commercial), and maintained under sanitary conditions.
- Vehicles & parking: No vehicles, trailers, motor homes, or boats may be parked in public roadways or streets. Dismantled or non-running vehicles may not accumulate on your lot.
- Assessments & HOA fees: You must pay annual HOA assessments (and special assessments approved by two-thirds of members) to the Property Owners' Association. Unpaid assessments create a lien on your property and accrue 10% annual interest.
