Horseshoe Trails is a single-family home subdivision in Tonopah, AZ, governed by this Declaration of Covenants, Conditions, and Restrictions (CC&Rs) originally recorded in 1996. The rules apply to owners of the 84 parcels (lots) and their tenants and guests, focusing on residential use and property maintenance.
- Permitted use (residential & recreational only): All parcels must be used exclusively for residential and recreational purposes. No business, trade, or nonresidential use inviting the public is allowed, except as required by fair housing laws or for leasing the entire parcel.
- Leasing & rentals: An owner may lease the entire parcel with its improvements. Tenants must comply with the Declaration. There is no stated minimum lease term, but a leasehold of less than five years does not make the tenant a 'Purchaser' under the document.

The Declaration auto-renewed after 20 years in 2016, and may be amended by a vote of more than 50% of the parcel owners (with Declarant's approval while Declarant owns parcels).
