KLC Ranch is a standard single-family home HOA in Casa Grande, AZ. These Covenants, Conditions & Restrictions (CC&Rs) apply to all lot owners, residents, and guests. The association maintains common areas and enforces rules on architecture, use, and parking.
- Architectural review: Prior written approval from the Architectural Committee is required for any construction, alteration, or exterior change on a Lot. Plans may be disapproved for any aesthetic reason; approval is deemed granted if the Committee fails to act within 45 days.
- Residential use & home business: Lots must be used for residential purposes only. A home business is allowed only if it is not detectable from outside, involves no employees who are not residents, no customer visits, and no hazardous materials.
- Parking & vehicles: Motor vehicles must be parked in the garage unless insufficient space; then they may be parked in the driveway if under 7 ft tall and 18 ft long. Recreation vehicles may park in the driveway for up to 24 consecutive hours or 72 hours in a 7-day period. Guest parking is limited to 72 hours per 7 days.
