Parkview III is a standard single-family home subdivision in Casa Grande, AZ. These deed restrictions apply to all homeowners in the subdivision and run with the land. The rules cover what you can build, how you maintain your property, and basic neighborhood standards — there is no homeowners association or mandatory fees outlined in this document.
- Land use & building type: Lots may be used only for residential purposes. Only one detached single-family dwelling per lot, with a minimum double garage, no more than two stories, and a maximum three-car garage. No business, trade, or manufacturing is allowed.
- Minimum dwelling size: The floor area of the main dwelling (excluding porches, garages, carports, and patios) must be at least 1,000 square feet.
- Architectural review: All construction, alteration, or placement of buildings must be approved in writing by an Architectural Control Committee (initially composed of developer officers). - Pets & livestock: No livestock, poultry, or animals raised for commercial purposes. Dogs, cats, and other household pets are allowed but not for commercial breeding or maintenance.
- Landscaping & fencing: Front yard landscaping must be completed within 90 days of the Certificate of Occupancy. The rear yard must be enclosed with a minimum 6-foot masonry block or slump block fence, built concurrently with the house.
- Vehicles & storage: No abandoned or inoperable vehicles may be stored or kept on any lot where visible from other lots or streets.
- Antennas & signs: Antennas (for electricity, telephone, TV, or radio) may not exceed 10 feet above the highest point of the house and must be removed upon written demand once underground cable is available. Signs are limited to one 5-square-foot real estate sign.
