What Southfork Ranch's governing documents say
This is the Bylaws of the Southfork Ranch Homeowners Association, a standard single-family HOA in Casa Grande, Arizona. It governs the internal operations of the association, including board structure, elections, meetings, fines, and committees. This document applies to all lot owners in Southfork Ranch (Units I and II).
- Membership & voting: Each lot owner is a member with one vote per lot. Joint owners must vote as a unit; if they disagree, they lose the vote. Voting rights are suspended if assessments are unpaid for 30 days.
- Board of Directors: The board has 3–5 members who must be property owners and full-time residents (reside 10+ months/year) and in good standing (dues current, no violations). Terms are staggered: President 3 years, Vice President and Treasurer 2 years (first term) then 3, Secretary and Member at Large 1 year. Unlimited terms allowed. President must have served at least 1 year on the board in the prior 3 years.
- Meetings & quorum: Annual meeting in August, no later than 13 months after last. Special meetings can be called by President, board, or members holding 25% of votes. Notice 10–60 days in advance. Quorum is a majority of votes entitled to be cast. Absentee ballots allowed.
- Fines & enforcement: For covenant violations: $25 fine on 2nd notice, $50 on 3rd notice. For weeds, after 3rd notice board may hire third party to clean up and charge owner. Further legal action allowed.
- Architectural Control Committee (ACC): Three members appointed by the board at the annual meeting, serving 2-year terms (unlimited terms). Members must be property owners, full-time residents, and in good standing. The ACC has duties per the Declaration.
- Records inspection: Homeowners may inspect association records in accordance with Arizona law (ARS 10-1602).
- Amendments: Bylaws may be amended by a majority vote of the board at any regular or special meeting, provided at least 2 days' written notice of the proposed changes is given.
