McMurtry Ranch is a single-family home subdivision in Casa Grande, AZ, governed by a set of Covenants, Conditions and Restrictions (CC&Rs). This document describes the community as an 'Urban Ranch Residential' development with very low density, allowing agricultural uses and requiring minimum lot sizes. The rules apply to all lot owners and lessees.
- What you can build: Only single-family detached homes with at least 2,000 square feet of livable space are allowed. No manufactured, prefabricated, or used homes are permitted. Accessory structures like horse barns, storage sheds, and structures for agricultural use are allowed only after the main house is built.
- Landscaping rules: Landscaping must be primarily desert or xeriscape. No more than 2,300 square feet of grass or turf is permitted. Owners must keep their property neat and clean, with no trash, debris, or inoperable vehicles visible.
- Fire safety requirements: Any structure located more than 300 feet from a fire hydrant must be equipped with an automatic sprinkler fire protection and suppression system. Retention basins must have a minimum capacity of 4,800 cubic feet.
- Trash and maintenance: Garbage and trash must be kept in covered containers approved by the Architectural Committee and the City, and not visible from neighboring property except on collection days. Owners must maintain their buildings and improvements in good condition, including exterior paint, roofing, driveways, and weeds.
- Common area costs: All owners share equally in the cost of maintaining any common areas. No owner can commit others to a common area expense without written approval from at least four other owners.
- Easements: Easements for utilities (electricity, gas, water, sewer, telephone, etc.) are reserved on the recorded plat. No buildings may be placed on easements. Owners maintain the easement areas on their lots unless a public authority or utility is responsible.
