What Colorado Estates's governing documents say
Colorado Estates is a single-family residential subdivision in Casa Grande, AZ, governed by a Declaration of Covenants, Conditions and Restrictions (CC&Rs). The community is designed as an 'Urban Ranch' with large lots and agricultural uses, requiring adherence to specific building and landscape standards. These rules run with the land and bind all owners and lessees.
- What you can build: Only single-family residences are allowed, with a minimum interior size of 2,000 square feet. Manufactured, prefabricated, or used homes are prohibited. All homes must have a two-car enclosed garage, ceramic tile roof (or approved alternative), and wood frame/stucco or block/brick construction.
- Landscape & outdoor maintenance: Landscaping must be primarily desert or xeriscape, with no more than 2,300 square feet of grass or turf. Properties must be kept neat and clean—no trash, debris, or inoperable cars. Exterior paint, roofing, driveways, and windows must be regularly maintained.
- Parking & vehicles: Overnight parking of commercial vehicles over 12,000 pounds gross vehicle weight is prohibited.
- Architectural review: All construction plans require approval by an architectural committee (initially the Declarant, Robert Dean). No exterior antennas may extend more than three feet beyond the roof peak. All mechanical devices (e.g., A/C) must be ground-mounted, and no overhead utility lines are allowed—utilities must run underground.
- Common area maintenance: If any common areas exist, each owner shares equally in maintenance costs, but no single owner may commit others to an expense without written approval of at least one other owner.
- Easements & utilities: Easements for utilities are reserved; owners must maintain the easement area on their lot, except for improvements maintained by public authorities or utility companies.
- What this document doesn't cover: This document does not establish an HOA board, set regular assessments or fees, restrict leasing/rentals, limit pets, or specify age restrictions. It focuses solely on land use, building, and maintenance standards.
