Bellissima is a standard single-family home HOA in Phoenix, AZ — each owner owns their lot and house, and the association maintains common areas and enforces rules to protect property values. This document is the full rulebook for all homeowners.
- Residential use & home businesses: Lots must be used only for single-family residential purposes. Home businesses are allowed if they comply with local ordinances, but no commercial activity is permitted otherwise.
- Building size & design: Only one detached single-family residence per lot, no more than one story and 25 feet tall, with a 1-5 car garage. All exterior changes require prior written approval from the Architectural Committee.
- Signs: No signs visible from neighboring property without approval, except: one temporary real estate sign (30" x 24"), one political sign (24" x 24" displayed 45 days before to 7 days after an election), and builder/declarant signs.
- Parking & vehicles: No parking on front yards except on driveway or in garage; no overnight street parking. Vehicles over 18.5 feet long, 6.25 feet tall, or 7 feet wide are banned on property unless guest vehicles (max 7 days per 6 months). No inoperable or commercial vehicles visible from neighboring property.
- Leasing & rentals: No lease for less than six months. Owners are responsible for tenant compliance. No 'for lease' signs are allowed on a lot for 24 months after initial sale to an owner.
- Pets: Only common household pets (dogs, cats) acceptable as determined by the board; no commercial breeding. Must be leashed or fenced. No pet structures visible from neighboring property.
- Antennas & satellite dishes: Unregulated receivers (larger than 1 meter or with masts exceeding FCC limits) are prohibited outdoors unless approved and screened. Regulated dishes (≤1 meter) must be placed to minimize visibility from neighboring property, following a specific order of locations.
- Architectural control & landscaping: All exterior modifications (including landscaping, grading, HVAC, solar panels, windows, and fencing) require prior written approval from the Architectural Committee.
