What Courtyards at Cobblestone Condominium Association's governing documents say
Courtyards at Cobblestone is a commercial condominium community in Chandler, AZ — you own a unit within a professional office building and share ownership of common areas that the association maintains. This is not a residential community; all units must be used for healthcare, professional offices, or similar approved commercial purposes. The rules apply to all unit owners and their tenants.
- Permitted uses: Units may only be used for healthcare, professional offices (including medical, dental, chiropractic, podiatric, optometric, and related ancillary uses), or other uses specifically authorized by the Declarant. Residential use, sleeping quarters, or lodging are strictly prohibited. Certain uses are specifically banned, such as drug stores, photo finishing, food sales, banks with drive-throughs, and adult entertainment venues.
- What you own & maintain: You own the interior of your unit. The Association maintains the common elements (exterior walls, parking areas, landscaping, utility facilities, etc.) and carries master insurance. You are responsible for installing and maintaining your own HVAC equipment, located in common areas, as well as any interior repairs.
- Leasing & rentals: Leases must be in writing, delivered to the Board before the term begins, and must include a clause binding tenants to the Declaration and Condominium Documents. Tenants and their invitees may use common elements, but the owner remains responsible for compliance. No specific minimum lease term is stated in this document.
- Parking & vehicles: Reserved/covered parking spaces are allocated based on unit size (one per 1000 sq ft initially). Unassigned uncovered spaces are first-come, first-served. Overnight parking is not permitted. No storage or abandoned vehicles are allowed without Board approval.
- Animals: No animals, reptiles, fish (except indoor aquariums), or birds may be kept in any unit or on common elements without prior written Board approval.
- Architectural review: Any exterior changes, additions, or alterations (including painting, awnings, signs, landscaping, fencing, window tinting, and structural changes) require prior written approval from the Board or an Architectural Control Committee. Plans must be submitted and approved within 30 days, or approval is deemed given.
- Assessments & fees: Annual assessments cover common expenses (maintenance, utilities, insurance, reserves). Special assessments for capital improvements require approval by a Majority of Members (more than 85% of votes) and Declarant. Supplemental assessments may be levied if funds are inadequate. Assessments are a lien on the unit and the personal obligation of the owner.
- Common elements & easements: Each owner has a non-exclusive easement to use the common elements (parking, driveways, walkways, utility facilities) for access and enjoyment. The Board may convey or dedicate common elements with a two-thirds membership vote. Owners are responsible for HVAC equipment located within common areas.
