What Parkside at the Provinces's governing documents say
Parkside at The Provinces is a single-family residential subdivision in Chandler, AZ, governed by The Provinces Master Community Association, which enforces extensive architectural and use restrictions. As a lot owner, you own your home and land but must obtain the Architectural Committee's approval for nearly all exterior modifications, and you are bound by detailed covenants regarding landscaping, colors, vehicles, and property maintenance.
- What you own & maintain: You own your individual lot and single-family dwelling (minimum 900 sq ft, maximum 2 stories). The association maintains common areas and easements; you are personally liable for all assessments and bound by both the Master Declaration (The Provinces, 1984) and this Supplemental Declaration.
- Architectural review & approval required: The Architectural Committee must approve nearly all exterior work before you begin—including landscaping design, fence/wall construction, paint colors, antennas, air conditioners, pools, window coverings, and even utility installations. Violations can result in enforcement action, injunctive relief, and attorney's fees recovered against you.
- Landscaping deadlines & specifications: Front-yard landscaping must be completed within 120 days of closing; back and side yards within 180 days. Front yards must include at least 25% grass or natural groundcover plus at least one 24-inch boxed tree or two 15-gallon trees. No artificial turf, gravel, or rock without approval.
- Home setbacks & structure limits: Front walls must be set back 10–35 feet from the property line; side walls at least 5 feet from the lot line (carports/garages per city code). Maximum height is 2 stories for the dwelling, 1 story for garage/carport. Minimum floor area 900 square feet (excluding carports, garages, and porches).
- Parking & vehicles: Maximum 4 vehicles per lot (2 in carport/garage, 2 in driveway). No on-street parking except temporary (<10 hours) for guests. Tractor-trailers, motor homes, trucks over three-quarter ton, and commercial vehicles are prohibited; the association may tow violating vehicles at the owner's expense.
- Fences, walls & pools: Fences and walls require approval; front fences capped at 2.5 feet high; no chain-link except during construction. Swimming pools and spas require Committee approval of plans and a permit; pools cannot be visible from the street, common areas, or neighboring property, and the Committee may require a security deposit.
- Pets & animals: Domesticated dogs, cats, birds, and fish are allowed without prior approval, provided they are not a nuisance or threat. All other animals require Architectural Committee approval.
- Water rights (SRP): Properties include appurtenant shares in the Salt River Valley Water Users Association (SRVWUA). You cannot demand Salt River Project water delivery without the association's express written approval; unauthorized demands trigger indemnity obligations and can result in special assessments against your property.
