Trade Winds At The Islands is a single-family home subdivision in Phoenix, AZ, forming part of the master-planned community 'The Islands.' Each owner holds full ownership of their lot and home, subject to this Declaration and the master community's rules. Living here means following detailed restrictions on property use, appearance, and maintenance.
- Residential use: All lots must be used exclusively for single-family residential purposes. No business, trade, or commercial activity is allowed on any lot.
- Pets & animals: Only a reasonable number of common household pets are permitted (no farm animals). Pets must be leashed when off the owner's lot, and owners must immediately clean up droppings. No outdoor animal structures visible from neighboring property.
- Vehicles & parking: No trucks over 3/4 ton, campers, boats, trailers, or inoperable vehicles may be parked where visible from neighboring property or streets, with limited exceptions for smaller pickups and guest vehicles. No vehicle repair on lots or streets.
- Leasing & rentals: Owners may lease their entire lot only, for a minimum term of 30 days (no short-term rentals). All leases must be in writing and acknowledge that the lease is subject to this Declaration.
- Exterior changes & architectural review: Any alteration to the exterior appearance (including color, additions, fences) requires prior written approval from the Declarant (developer) as long as the Declarant owns any lot. Approval is deemed given if not acted upon within 60 days of a complete application.
- Maintenance & nuisances: Owners must keep their lot and improvements in good repair. If an owner fails to maintain, the Declarant may perform the work and charge the owner, with a lien if unpaid. Nuisances (noise, odors, unsightly conditions) are prohibited.
- Master community obligations: This subdivision is part of The Islands master-planned community. Every owner is obligated to pay assessments and comply with the Master Association's documents. In case of conflict, the Master Association rules prevail.
