- What you own & maintain: You own your individual lot and home; the association maintains common areas. You must install front-yard landscaping within six months of purchase and keep all buildings in good repair and properly painted.
- Assessments & fees: Starting annual assessment is $480 per lot, with increases tied to inflation (or 10% annually, whichever is greater). You also pay a one-time working capital fee of 1/6 of the annual assessment at purchase, plus a Board-set transfer fee when you sell. Assessments 15+ days overdue become a lien on your property.
