San Tan Vista is a subdivision of single-family mobile home lots in Chandler, AZ, governed by recorded restrictive covenants that run with the land. Each lot is for one mobile home, and owners must comply with rules on land use, architectural approval, and property maintenance.
- What you own & maintain: You own your lot, which is a separately designated plot for a single-family mobile home. You are responsible for maintaining your lot and any improvements, including the irrigation water delivery system on your property.
- Building & land use: Each lot may contain only one single-family residence, which must be a mobile home meeting minimum size requirements (at least 8 feet wide, 32 feet long for multiple-wide, 50 feet for single-wide) and built on a permanent chassis. No temporary living quarters such as tents or campers are allowed during construction.
- Architectural review: All improvements must be approved by an Architecture Committee, which initially consists of named individuals and later is elected by lot owners after 90% of lots are sold. The committee controls design and placement.
- Animals & livestock: Poultry, fowl, livestock, or horses may be kept only if maintained at least 70 feet from the front property line. Commercial animal husbandry is prohibited.
- Parking & vehicles: No motor vehicle that is in disrepair or not in operating condition may be placed on a lot unless inside an enclosed garage.
- Nuisance & activities: No noxious or offensive activity may be carried on, nor anything that may become an annoyance or nuisance to the neighborhood.
- Duration & enforcement: The covenants run with the land until January 1, 2000, and automatically renew for successive 10-year periods unless changed by a majority of lot owners. Any lot owner may enforce violations and recover attorney's fees.
