Traditions West is a 52-lot single-family home subdivision in Chandler, AZ. This Declaration of Covenants, Conditions, and Restrictions (CCRs) creates use and maintenance rules that run with the land and bind all owners, but does not establish a homeowners association or impose assessments.
- Use restrictions: Lots may be used only by a Single Family (related persons or up to 3 unrelated adults) for residential purposes. No business, commercial, or industrial uses are allowed, except home offices that use a minimal portion of the home, have no business meetings or shipping, and comply with local zoning.
- Pets: Up to two household pets (dogs, cats, or a combination) are permitted. Pets must be kept in the rear yard or inside the dwelling, not bred for commercial purposes, and owners must promptly clean up waste and prevent annoyance to neighbors.
- Vehicles & parking: Commercial or recreational vehicles (e.g., trucks, RVs, boats) may be parked only inside an enclosed garage or temporarily (less than 24 hours) in a driveway or street. Each lot must have at least a two-car garage, which must be used primarily for parking and kept closed except when in use. Family vehicles not fitting in the garage may be parked in the driveway. No inoperable or disassembled vehicles allowed anywhere on the lot.
- Signs: No signs visible from neighboring property except: one "for sale or rent" sign of 5 square feet or less, signs required by legal proceedings, and religious/holiday decorations (with reasonable care to avoid disturbance).
- Fences: Side and rear fences may be no more than 6 feet high, must match the original construction materials, and be completed within 3 months. Adjoining owners share maintenance costs for common fences; the damaging owner bears full cost for repairs if damage is caused by them or their guests.
- Landscaping & maintenance: Owners must keep their lot's landscaping (shrubs, trees, grass) neat, trimmed, and free of trash. General maintenance must meet prevailing area standards. No woodpiles, open storage, or clotheslines visible from neighboring property.
- Antennas & window coverings: No external radio/TV antennas or satellite dishes visible from neighboring property. No aluminum foil, reflective materials, or awnings on windows. Temporary window coverings like sheets or newspapers are prohibited.
- Term & amendment: These covenants run for 20 years from recording (1994), automatically extending for 10-year periods unless terminated by owners of 90% of lots, but expire automatically on December 31, 2050. Amendments require written approval by owners of 35 or more lots (over two-thirds) and must be recorded.
