Stellar Airpark Estates is a single-family home HOA in Chandler, AZ, designed for aviation enthusiasts. You own your lot and home; the Association maintains common areas and certain other areas. All homeowners must also join the separate Stellar Runway Utilizers Association (paying additional dues) for access to the airpark's runway and taxiways.
- What you own & maintain: You own your lot and any improvements (home, hangar, etc.). The Association maintains the Common Area (e.g., streets, common tracts) and any 'Areas of Association Responsibility' listed in the declaration, but you maintain your lot and structures.
- Architectural review: Any new construction or exterior modification (including landscaping, fences, paint, antennas) requires prior written approval from the Architectural Committee. The committee has 45 days to approve or deny; it can deny even compliant plans if it finds them aesthetically unacceptable. A review fee may be charged.
- Leasing & rentals: You may lease your entire lot and home, but the initial lease term must be at least one month. Subleasing is prohibited. You must give the Association at least 10 days' notice before the lease starts, including tenant names and contact info. The tenant must receive a copy of the CC&Rs and rules; you are liable for any violations by your tenant.
- Pets: Up to two domestic pets (dogs, cats, or small birds) are allowed per lot. Dogs must be leashed (max 6-foot leash) when off your lot. Noisy or nuisance pets may be required to be removed. No outdoor structures for pets that are visible from neighboring property.
- Vehicles & parking: Park everyday vehicles in your garage or driveway. Vehicles over 7 feet tall or 18 feet long (e.g., RVs, boats) may only be parked in the driveway for loading/unloading, max 24 consecutive hours or 72 hours per week. No inoperable vehicles outside a garage. Guest vehicles may park on private streets but not more than 24 hours in any 7-day period.
- Aircraft use: The community includes taxiways connecting to Stellar Airpark. Aircraft may use taxiways only for ingress/egress. Aircraft over 15,000 lbs gross weight require Board approval. No parking, repairs, or fuel storage on taxiways. Aircraft on lots must be tied down or in a hangar; unsightly or unairworthy aircraft must be hangared. Helicopter landings/takeoffs on lots or interior taxiways are prohibited.
- Mandatory airpark membership: Every lot owner automatically becomes a member of the Stellar Runway Utilizers Association and must pay its dues and fees in addition to the HOA assessments.
