Azco Condominiums is a small condominium community in Fountain Hills, AZ with only 2 units. The Declaration of Condominium establishes the legal framework for unit ownership, common elements, and restrictions. This document binds all unit owners and governs use, maintenance, and administration of the property.
- Use restrictions: Units must be used exclusively as single-family residences. No gainful occupation, profession, or trade is allowed, though owners may keep personal business records or handle personal calls. No nuisances, offensive activities, or unlawful uses are permitted.
- Exterior alterations & architectural review: Structural alterations, changes to exterior color/texture, and installation of solar panels, satellite dishes, or antennas require prior written approval from the adjacent unit owner. The Association's Architectural Committee also regulates external design and appearance.
