Etamossa Condominiums is a small condominium community in Fountain Hills, AZ, consisting of just two units (A and B). Each unit owner owns their individual unit and an undivided one-half interest in the common elements. The association maintains common elements and carries master insurance, funded by assessments split equally between the two units. This document sets out the rules for owners, their tenants, and guests.
- What you own & maintain: You own the interior finished surfaces of your unit (walls, floors, ceiling) and are responsible for its maintenance. The association maintains all common elements; limited common elements (patios/balconies, exterior doors/windows, utility meters) are yours to maintain except for structural parts.
- Use & occupancy: Units are for single-family residential use only. No businesses, trades, or short-term rentals allowed. Leases must be in writing for the entire unit and subject to the condominium documents. No minimum lease term is specified, but leases are subject to the rules.
- Pets: Only one household pet per unit, not exceeding 20 pounds. Pets must be registered with the association, inoculated, and kept on a leash (max 6 feet) outside the unit or limited common element. No pets allowed for guests or lessees. No structures for pets visible from the exterior.
- Parking & vehicles: Vehicles must park only in designated spaces. Temporary parking for loading/unloading allowed. No commercial vehicles or trucks over 3/4 ton capacity without board approval. Inoperable vehicles and major repairs visible from neighboring property are prohibited; towing enforced.
- Architectural review & alterations: Nonstructural interior changes do not need prior approval, but any structural change or exterior alteration (including windows, doors, outdoor furniture) requires prior written approval from the Architectural Committee. Solar devices and satellite dishes are restricted if visible from neighboring property.
- Assessments & finances: Common expense assessments are split equally (50/50 per unit). The initial maximum assessment is $100/unit until January 1 after first unit sale, then can increase by CPI; higher increases need 2/3 member vote. Special assessments also require 2/3 approval. Delinquent assessments accrue 12% interest and a $10 late fee.
