FireRock Country Club is a master-planned community in Fountain Hills, Arizona, developed for single-family homeowners and multifamily residents. This document establishes the rules and restrictions that bind all properties in the community. An Association maintains common areas (roads, landscaping, drainage, lakes) and collects assessments from property owners. The golf course and country club are privately owned and operated with separate membership requirements and fees.
- What you own & maintain: You own your individual lot or unit; the Association owns and maintains common areas (roads, landscaping, drainage, lakes, entry improvements) funded by assessments. You're responsible for keeping vegetation irrigated and trimmed on your property and adjacent rights-of-way, and keeping your property free of trash and debris.
- Architectural review & design control: All exterior work—additions, repairs, color changes, landscaping, grading—requires prior written Architectural Committee approval per the Design Guidelines. No antennas or satellite dishes are allowed on residential properties.
- Leasing & rentals: If you rent your property, you can lease only the entire lot or unit to a single family; partial rentals are not permitted.
- Pets: You may keep a reasonable number of domestic house or yard pets only. The Board has sole discretion to determine what constitutes a reasonable number and what qualifies as a domestic pet.
- Golf course & Club facilities: The Club Property is separately owned and privately operated; membership requires separate dues and fees and is not automatic with property ownership. Residents near the golf course assume all risks from golf operations (noise, maintenance, pesticides, view loss, privacy); the Club and Declarant are indemnified from liability.
- Subdivision & property division: Your lot or unit cannot be subdivided, separated into smaller parcels, or partially conveyed without Board approval.
