Firerock Parcel C is a condominium community in Fountain Hills, AZ (115 units). You own your unit and share common elements; the association maintains the common areas and insures them. Residency is limited to a Single Family (related persons or up to 4 unrelated adults).
- Residential use & occupancy: Units are for single-family residential use only. A Single Family is defined as persons related by blood, marriage, or adoption, or a group of no more than four unrelated adults living together as a household.
- Leasing & rentals: Leases must be for at least 30 consecutive days (no transient/hotel use). No more than 35 units (about 30%) may be leased at any one time. The owner must notify the association of the lease term and tenant contact info. The declaration states that any lease requires association approval.
- Pets: Up to two dogs, two cats, or two other common household pets (or a combination) per unit are allowed, subject to annoyance/nuisance rules. Additional pets require board approval. No commercial breeding; pets must be restrained; owners must clean up waste.
