- What you own & maintain: You own your individual lot with one detached single-family house; the association maintains shared common areas funded by assessments. You must complete landscaping within 90 days of occupancy and keep your property neat, free of trash, and in good repair.
- Architectural review & exterior approval: The Design Review Committee must pre-approve nearly all exterior work—landscaping, roofing, fencing, walls, signage, and visible equipment. Prohibited items include solar panels, antennas, and air-conditioning units visible from neighboring properties; pitched roofs must be clay or concrete tile.

Only one dwelling per lot; gazebos or storage sheds are allowed in backyards only. Adjacent owners share the cost of party wall repairs unless one owner's act caused the damage.
