It is a full rulebook for a standard condo — you own your unit and share common elements with the other owner.
- Use restrictions: Each unit and its limited common elements must be used exclusively for single-family residential purposes. No business, profession, or trade is allowed, though owners may keep a personal office. No nuisances, offensive activities, or exterior sound devices are permitted. Outdoor clotheslines are prohibited.

- Maintenance responsibilities: Each unit owner must maintain, repair, and restore their own unit and any limited common elements allocated to them (e.g., exterior doors, windows, balconies). The association maintains the common elements. If the association fails, each owner may be obligated to maintain the common elements contiguous to their unit.
- Assessments & insurance: Common expenses are assessed equally between the two units (50/50). Each owner must carry fire, casualty, and liability insurance on their unit with at least $500,000 combined liability coverage, and provide proof to the adjoining owner. Association insurance may also be maintained.
- Dispute resolution: Disputes between unit owners must first be resolved through a 21-day negotiation period, then submitted to binding arbitration if unresolved. The arbitrator is chosen by agreement or by the Maricopa County Superior Court. Decisions are binding and must be complied with within 30 days.
- Amendments & duration: The declaration runs for 20 years from recording, then automatically renews for successive 10-year periods. Amendments generally require 100% unit owner approval, except certain corrections or compliance amendments by the declarant during the period of declarant control.
