Four Top Condominiums is a condominium community in Phoenix, Arizona, with four initial units that may expand to as many as 48 units total. Unit owners own their individual units and share ownership of the building's Common Elements, which the Association maintains. The rules bind all unit owners and anyone renting from them.
- What you own & maintain: You own your unit's interior and are responsible for all interior maintenance, repair, and restoration. The Association maintains the Common Elements. You are also responsible for maintaining Limited Common Elements allocated to your unit (patios, balconies, exterior doors and windows).
- Pets: Only unit owners (not renters or guests) may keep one domestic pet weighing no more than 20 pounds. Dogs must be on a six-foot leash outside and must be properly inoculated and registered with the Association.
- Leasing & rentals: You may lease your entire unit to a tenant. All leases must be in writing and require the tenant to comply with all condominium rules. You must notify the Association of lease start and end dates and the tenant's name(s).
- Parking & vehicles: All vehicles must park in designated spaces. Buses, vans, and trucks over 3/4-ton capacity require Board approval. No vehicle repair is permitted if visible outside (except emergency repairs), and inoperable vehicles cannot be stored visibly. The Board may tow violating vehicles at the owner's expense.
- Architectural controls: Any structural alteration requires written Architectural Committee approval and an engineer's certification. Any exterior-visible change—structural or not—requires Committee approval and must be "aesthetically pleasing and in harmony" with surrounding improvements. Solar panels, satellite dishes, and antennas visible from outside need approval.
- Residential use only: Units are for single-family residential use exclusively; no commercial use, business, trade, or gainful occupation is permitted (though personal business calls and records are allowed).
- Assessments & voting: Common Expense Assessments are levied equally per unit. Each unit has one vote in Association decisions and elections. The Association holds an assessment lien to secure payment of assessments and penalties.
