Las Casitas Fountain Hills is a 7-unit condominium community in Fountain Hills, AZ — you own your unit and an undivided 1/7th share of the common elements, which the homeowners' association maintains and insures with assessments based on that share. The community operates as an age-restricted adult housing complex (no one under 18 may reside, with limited exceptions).
- Age restriction (adult community): Residency is limited to persons 18 or older. Children under 18 cannot live in a unit, but may visit as social guests for up to 45 days total per calendar year. If a child is born to or adopted by a resident, the child must leave within 12 months of birth or adoption.
- What you own & maintain: You own the interior of your apartment, plus your patio/balcony. The association maintains structural elements, common areas, and exterior surfaces. You are responsible for interior maintenance and repairs, including HVAC, appliances, fixtures, and interior finishes.
