Cambria Court is a condominium in Fountain Hills, Arizona (Maricopa County). You own your individual unit's interior; the association owns and maintains the building's structure, grounds, and shared elements, funded by equal per-unit assessments. This 1997 declaration sets detailed rules for unit ownership, use, and community governance.
- What you own & maintain: You own your unit's interior (walls, floors, ceilings, finished surfaces, doors, windows) and are responsible for maintaining it. You also maintain your allocated patio/balcony and garage. The association maintains all structural building elements, common areas, and carries master insurance.
- Assessments & fees: Each unit pays an equal share of common expenses (calculated as 100 divided by the number of units). The board adopts the budget annually and can increase assessments during the year if needed. Payments may be required in installments.
- Leasing & rentals: Leases must be at least 30 days minimum; no short-term or vacation rentals. You must lease your entire unit (not part of it), provide a written lease subject to the condominium documents, and notify the association of lessee names and lease dates.
- Pets: Maximum two domestic pets per unit (dogs, cats, or birds). Each pet must not exceed 18 inches in height at the shoulder. Dogs must be on a leash no longer than 6 feet when outside your unit, and owners must immediately clean up any droppings from common areas.
- Vehicles & parking: Trucks, trailers, RVs, boats, campers, and most recreational vehicles are prohibited, with narrow exceptions for pickup trucks with camper shells or mini-vans under specific size limits (205 inches height, 80 inches width) used for regular transportation. No vehicle repair or servicing is allowed if visible from outside. The board can have violating vehicles towed at the owner's expense.
- Architectural review & exterior changes: The Architectural Committee must approve any structural additions, alterations, or improvements inside your unit, along with certification from a licensed Arizona architect or engineer that the work won't damage the building. Any exterior or visible changes (windows, antennas, satellite dishes, utility lines, signs, wall coverings) also require prior written approval for aesthetics and harmony with the community.
- Unit use restrictions: Units are for single-family residential use only. No business operations, professions, or trades are permitted, though you may keep personal business records, professional libraries, and handle business calls or correspondence from your unit.
- Common area & exterior rules: No outdoor clotheslines, no exterior speakers or sound devices (except emergency equipment), garbage must be in approved covered containers, no incinerators in units. Any signs (including 'For Sale' or 'For Rent') larger than a 9×30 inch name-and-address plaque require committee approval.
