Cambria Ocotillo is a planned, single-family residential community in Queen Creek, AZ, governed by a Homeowners' Association (HOA). These CC&Rs establish use restrictions, architectural controls, and assessment obligations for all lot owners. The rules apply to residents, owners, and their guests.
- Property use & business restrictions: Lots are for single-family residential use only. Home-based businesses are allowed only if not detectable from outside, comply with zoning, and don't involve customer visits or solicitation.
- Architectural review: Any exterior alteration, improvement, or construction (including fences, sheds, paint colors, landscaping) requires prior written approval from the Architectural Committee. The committee has up to 60 days to respond; if not disapproved, plans are deemed approved.
