You own your unit's interior space plus a 1/28th undivided interest in the common and limited common elements (including two covered parking spaces per unit). The association maintains exteriors, landscaping, roofs, and common areas; you maintain the inside of your unit.
- What you own & maintain: You own the interior of your unit (walls, floors, fixtures) and an undivided 1/28th interest in the common elements. The association maintains all common elements: landscaping, building exteriors, roofs, covered parking, and limited common elements serving your building. You are responsible for interior maintenance and repair of fixtures within your unit.
- Assessments: Annual assessments cover maintenance of common elements, reserves, and recreational facilities. The initial maximum annual assessment was $1,000 per unit; the board can increase it up to 10% per year without a member vote. Any larger increase or special assessment requires a majority vote of members (over 50% of those present at a meeting with a quorum). Delinquent assessments accrue 10% annual interest and become a lien on your unit.
