Hastings Ranch is a single-family residential community in Gilbert, AZ, governed by deed restrictions and an unincorporated property owners association. This document is a 2015 amendment that modifies three sections of the original 1997 restrictions, focusing on garage construction, building placement, and setback requirements. - Garages & carports: All single-family homes must have a minimum two-car garage with enclosed garage doors. Single or double carports are not allowed; the Architectural Control Committee may impose additional garage requirements at its discretion.
- Building setbacks: Permanent structures must maintain minimum setbacks from property lines: 40 feet front, 20 feet sides, 40 feet rear—or comply with Maricopa County zoning, whichever is less restrictive.
- What structures cannot be residences: Garages, barns, stables, trailers, mobile homes, motor homes, motor vehicles, and temporary structures may not be used as residences, temporary or permanent—except where the Architectural Control Committee or a majority vote of owners permits otherwise.
- Architectural review & approval: An Architectural Control Committee reviews and approves structures and has discretion to impose additional requirements beyond the minimums stated.
- Amendment authority: The restrictions run with the land and bind all current and future owners. They may be amended by a majority vote of record owners.
- What this document doesn't cover: This is an amendment to the 1997 Declaration of Deed Restrictions, not a complete rulebook.
