The Islands is a master-planned community in Gilbert, AZ with single-family homes, private lakes, and a community park. This Architectural Guidelines & Rules Handbook covers the ARC review process, community amenity rules, and exterior modification restrictions for property owners—it does not replace the full CC&Rs (Covenants, Conditions & Restrictions).
- Architectural Review & Approval Timeline: All exterior modifications require written ARC approval before work begins; submit applications by the week prior to the first-Wednesday monthly meeting. Work must commence within 90 days of building permit or 120 days of ARC approval (whichever is sooner) and be completed within 120 days.
- Leasing & rentals: Leases must be at least 30 days; short-term and vacation rentals are prohibited. Owners must pay $25 per new lease and notify management within 15 days of lease start.
- Landscaping Requirements: Front yards require a minimum of two trees (15+ gallons) and three shrubs (5+ gallons) planted in ground; desert landscapes may substitute cacti. All bare earth must be covered with turf, artificial turf, or earth-tone natural rock, kept weed-free.
- Exterior Modifications & Structures: Restrictions cover driveways (max 28 feet concrete), antennas/dishes (must be hidden), flags (American/state/military or one decorative flag 3×5 feet), fences (two gates per lot), and awnings (solid colors). Basketball hoops must be ground-mounted and black or match home color; pools, pergolas, and gazebos need ARC approval.
- Boating & Lake Use: The private lakes prohibit swimming (untreated water); boating is restricted to owners, residents, and guests. Watercraft must be registered, max 21 feet long and 9 feet wide, and powered by electric motors, sails, oars, or paddles only; fishing is catch-and-release only with a community permit.
- Community Park Rules: The park is open sunrise to 11 p.m. for residents and guests only; bikes and skateboards restricted to sidewalks, and motorized vehicles, alcohol, glass, firearms, and fireworks are prohibited. Pets must be leashed and cleaned up after; wildlife feeding is prohibited.
- Pet Ownership: Owners are responsible for pet behavior and cleanup throughout the community, including sound control. Structures for animal housing must be hidden from neighbors; feral pets and fowl (chickens, ducks, parrots) are strictly prohibited.
- What This Document Doesn't Cover: This is an architectural guidelines handbook, not the full governing CC&Rs, so it omits governance, assessments, dispute resolution, and other legal provisions. Owners must review the full CC&Rs and may also be subject to sub-association Tract Declarations.
