What Summerfield Place III's governing documents say
Summerfield Place III is a single-family home HOA in Gilbert, AZ. Each lot is for single-family residential use only. The HOA maintains common areas and enforces rules; lot owners pay assessments and maintain their own property.
- Residential use only: All lots must be used exclusively for single-family residential purposes. No business, trade, or nonresidential use is allowed. Leasing is permitted but the owner must notify the association of the lease term and tenant name.
- Assessments & fees: Annual assessments start at $300 per lot and may increase. Special assessments for capital improvements require a 2/3 vote of members. A transfer fee (set by the board) is due upon resale, and a working capital fund of 1/6 the annual assessment is due from new owners (excluding builders).
- Pets: Only a reasonable number of common house or yard pets are allowed. They must not become a nuisance or be kept for commercial purposes. Structures for animals must not be visible from neighboring property.
- Vehicles & parking: No major vehicle repairs or construction on lots or streets. Inoperable vehicles (e.g., flat tires) may not be stored visible from neighboring property, common areas, or streets. Temporary construction vehicles are excepted.
- Signs: No signs are allowed anywhere on the property except as required by legal proceedings or as approved by the board. 'For Sale' or 'For Lease' signs are subject to board approval.
- Maintenance responsibilities: The association maintains common areas (including landscaping and improvements it agrees to). Each owner is responsible for maintaining their own lot and improvements, keeping them in good repair. Failure to maintain may result in corrective action by the association.
- Architectural control: Exterior paint and trim colors may not be changed without prior written board approval. All other exterior changes are subject to board approval and must comply with any association rules.
