You own your lot and home; an association maintains common landscaping, walls, and lighting, funded by per-lot assessments.
- Architectural review & approval: All exterior changes—new construction, alterations, landscaping—require written approval from the Architectural Committee with detailed plans. Requests are deemed approved if not disapproved within 30 days; the committee's decisions are final with no owner recourse.
- Home size, style & garage requirements: Homes must be at least 7,000 square feet in Southwestern, Territorial, Tuscany, or Mediterranean style (no Tudor, Colonial, or Modern). Every home requires a garage for four full-size American cars with side-entry design; carports are prohibited.
- Exterior materials & prohibited finishes: Exteriors must be stucco, plaster, stone, brick, or approved hard masonry. Prohibited: wood, plastic, aluminum, or asbestos siding; Spanish Lace stucco; shake, corrugated, sheet metal, high-gloss, or composition roofs. Allowed roofs: clay tile, no-gloss true color tile, or concealed built-up.
- Vehicles, recreation & animals: Boats, trailers, motor homes, and recreation vehicles must be stored in enclosed shelters completely hidden from streets and neighboring properties. Farm animals and horses are entirely prohibited.
- Construction phase regulations: Builders must clean debris daily, park only within the lot's building envelope, control dust and noise, work only from 30 minutes before sunrise to 30 minutes after sunset, and repair immediately any damage to common areas or neighboring properties. Portable toilets, oil changes, and contractor equipment cleaning are restricted to within the building envelope.
- Assessments & voting rights: The association levies uniform annual assessments per lot; special assessments for capital improvements require approval by members holding at least two-thirds of votes.
